Development analysis

A preliminary development analysis and planning programme for a former industrial site owned by TOZ Penkala.

Located on  the site of the existing headquarter plant for Penkala, one of the most famous Croatian brands for manufacturering office equipment ( chemical  for the invention of the first propelling pencil and ink). The owners wanted to relocate the plant and the administration that goes with it outside of Zagreb and release the land for new construction.

In a preliminary study, we explored the option of low and high option with the construction in accordance with: the existing urban typology, railway and potential density (according to the parameters of different groups of Zagreb). We have explored the option of combining the following two options, which consists of residential towers (towers Penkala) and low buildings in which there would be areas for recreation and commercial functions.
